Why Delco is its own kind of sale
Delaware County is not one market. It is dozens of separate boroughs and townships, each with its own tax rate, its own school district and its own rules for selling a house. Two houses a mile apart can face completely different paperwork. That is the part that surprises owners who have only ever bought and sold in Philadelphia.
The resale inspection
Most Delco municipalities send an inspector before a house can transfer. On older stock the list that comes back can run to handrails, smoke detectors, sidewalks, electrical and anything the inspector does not like the look of — and in a normal sale, the seller fixes it or escrows for it. When you sell to us, we take that on as the buyer.
Taxes and liens
County, municipal and school district taxes are billed separately, and sewer and trash can be billed by the municipality too. Arrears in any of them are recorded against the parcel and paid at settlement out of the proceeds. Our title company works Delaware County files all the time.
The housing stock
Brick rows and twins close to the city, stone twins and singles further out, and a good deal of post-war housing in between. Much of it was built before 1960, which means original wiring, old heating systems and roofs that are due.
When to list instead
If your house is updated, in good shape, and you can wait for a buyer and an inspection, list it with an agent. You will usually net more. We are the better answer for the house that needs work, the house with tenants, the inherited house, or the one where the resale inspection list is the thing standing in the way.

Each page covers what selling is really like in that town. We buy outside these too.

Delaware County questions
Do you buy houses everywhere in Delaware County?
Yes. We have written pages for the towns where we buy most often, but we buy across the whole county — from Upper Darby and the boroughs along the city line out to Media, Springfield and the western townships. If your town is not listed, ask anyway.
Does my township require an inspection before I can sell?
Most Delaware County municipalities require a use-and-occupancy or resale inspection before a house can transfer, and each one sets its own rules and fees. In a normal sale the repair list that comes back is the seller's to fix. When you sell to us, we take the house as it stands and handle the inspection as the buyer.
What gets paid off at settlement on a Delaware County house?
County and municipal real estate tax, the school district portion, any sewer or trash arrears, old mortgages and judgments — anything recorded against the parcel. These come out of the sale proceeds at settlement, so you do not normally bring money to the table. Our own title company, Prosperity Abstract, does the search and clearance.
How fast can you close in Delaware County?
The offer usually comes back the same day or the next business day, and most purchases settle in under 30 days. It can be as quick as about a week. A resale inspection or an open estate can add time, and we will tell you up front if yours will.
